Enter the escrow company information here including the escrow number of the loan being input.
Title Company
If the title company is the same as the escrow/closing company, type "SAME" in the order number field. Otherwise, input the title company order number and company information. The Title Company will appear as the Trustee in a Deed of Trust state unless you have a designated Trustee set up in your profile.
Approved Items
Input approved items from the preliminary title report (e.g. Schedule B, Items 1-4). These items will print on the second page of the closing instructions.
Special Endorsements
In this field, input any special endorsements to title insurance for additional coverage of specific circumstances. These will show on the second page of the closing instructions.
Tax Message
Input a message to the closing agent regarding the payment of taxes. Messages often include information such as "Pay all due and payable" or "Pay 1st half 2001 and previous." This information will appear on the second page of the closing instructions.
Date of Title Report
Input the date of the preliminary title report. Dates must be input by typing the date in an MM/DD/YYYY format.
Loan Must Fund On/Before
Input the expiration date by which the loan must fund. Dates must be input by typing the date in an MM/DD/YYYY format. This information will appear on the second page of the closing instructions.
