Property Address
If the property address matches the mailing address, type "Same", and the address will pull from the address input in the mailing address section. If they are different, input the property address of the property being mortgaged. Use the first line for the street address; the second line is available as an extra line, if needed.
City
Input the city in which the property is located.
State
Input the property's two-letter state abbreviation.
Zip
Input the property's zip code. The zip code usually consists of five digits, but it may extend to nine digits in some locations.
County
Input the property's county. (Note: You must type in the county, even if the rest of the address information pre-filled from the mailing address.)
Second Home
Check this box to indicate that a second home rider is required for this loan. By checking this box, the Second Home Rider will print with the closing documents. This option applies to properties being purchased as a second home, and not as a primary residence.
1 to 4 Family Rider / FHA 2561
Check this box to indicate that a 1 to 4 Family Rider/FHA 2561 is required for this loan. The 1 to 4 Family Rider applies to property being purchased as an investment property, or to property which consists of more than one dwelling place, i.e. a duplex. By checking this box, the rider will print with the closing documents. For FHA loans, the FHA form 2561 will print in place of the 1 to 4 Family Rider.
Builders Warranty
Check this box to indicate that a Builders Warranty is required for this loan. The document will then print with the closing documents for FHA/VA loans.
Participating NFIP Community
Use the pull-down menu to indicate if the property is located in a community that participates in the National Flood Insurance Program. Leave this field blank if the property is not located in a Special Flood Hazard Area (SFHA).
NFIP Community Name
Input the National Flood Insurance Program community name. The Community Name appears in Section II, Box A1 of the Standard Flood Hazard Determination Form (SFHDF).
NFIP Community Number
Input the six-digit National Flood Insurance Program community number. The Community Number appears in Section II, Box A4 of the Standard Flood Hazard Determination Form (SFHDF).
Property Type
Select a property type from the pull-down menu.
Your options for property type are:
- Single Family (default)
- Planned Unit Development (PUD)
- Condo
- PUD & Condo
- Manufactured Home
- Co-op
- 2-4 Family
Development
If PUD or Condo, enter the name of the development.
CC&Rs
Input any conditions, covenants and restrictions for the PUD or Condo.
Parcel #
Input the property's parcel number.
Recording District
Input the property's recording district. This information is needed for the state of Alaska only.
Property Zone
Input the property zone, which is the type of recording district. This information is needed for the state of Alaska only.
Short Legal
Input a short legal description for the property. This should include the lot, block, and subdivision name, and appears on the VA 1820 and the Tax Information Sheet. This is a required field for properties in the state of Washington as it prints on the Deed of Trust.
Legal Description
Use the pull-down menu to indicate your choice for the legal description. To use the pull-down menu:
- Click inside the field or on the arrow to the right-hand side of the field to view the selections of the pull-down menu.
- When you have found your choice, click on it once with the left button of your mouse.
Your options for Legal Description are:
- Legal description attached hereto and made a part hereof, as Exhibit 'A.' (Default)
- Leave legal description blank on all documents.
- Enter legal of 6 lines or less. (Enter below)
- Legal description attached hereto and made a part hereof.
- More specifically set forth on Exhibit 'A' attached hereto and made a part hereof for all purposes.
If "Enter a legal description of 6 lines or less" is chosen, enter the legal description in the six blank lines provided below the dropdown box.
Long Legal
If your legal description is longer than six lines, click on the "Enter Long Legal" button at the bottom of the screen. A popup window will open that looks like the one below:
You may type as much text as you like in this window. You are not limited as to how many lines you can type. If the text is already typed in another windows program, you can copy it from there and paste it in this window using CTRL + V. The text you type in this window will print on a separate page from the closing instructions in the closing package.
