W-8 Check this box to indicate that the W-8 Cert of Foreign Status is required for this loan. Housing Counseling Check this box to indicate that the Housing Counseling form is required for this loan. Notice of Flood Hazard Check this box to indicate that a Notice of Flood Hazard is required for this loan. Assurance of Completion Check this box to indicate that an Assurance of Completion is required for this loan. Termite Report Required Check this box to indicate that a Termite Report is required for this loan. Lead Paint Notice Check this box to indicate that a Lead Paint Notice is required for this loan. Well & Septic Hold Harmless Check this box to indicate that a Well and Septic Hold Harmless form is required for this loan. Timely Rewards Level II (0.5%) Check this box to indicate that the borrower is eligible for the Timely Rewards Level II program. The appropriate Rider will print indicating that the borrower is eligible for a 0.5% reduction in their interest rate as long as they meet the specified criteria. Timely Rewards Level III (1.0%) Check this box to indicate that the borrower is eligible for the Timely Rewards Level III program. The appropriate Rider will print indicating that the borrower is eligible for a 1.0% reduction in their interest rate as long as they meet the specified criteria. State Specific Transaction Notice Checking the State Specific Transaction Notice box will trigger a state specific notice to print on either the Note or the Security Instrument (i.e., Deed of Trust, or Mortgage) in your document package, if the state specific transaction notice has been programmed to print on the Note or the Security Instrument. Please note that this checkbox has nothing to do with any state or local "high-cost" lending laws because there is a separate checkbox for this purpose, which is labeled the State "High Cost" Lending Notice box and also appears on the Other Screen within the software. Instead, the State Specific Transaction Notice checkbox is used for other kinds of notices that may need to print on either the Note or the Security Instrument, but these notices should only print for certain kinds of transactions. If a particular notice were required to print on every Note or Security Instrument, then such a notice would simply be text on the form and not a transaction specific notice triggered by user input. Please contact our Customer Support Team for assistance if you requested a state specific transaction notice to print on the Note or Security Instrument by checking this box and it did not print. Inter Vivos Trust Docs Check this box to indicate that the Revocable Inter Vivos Trust forms are required for this loan. State "High Cost" Lending Notice Checking the State "High Cost" Lending Notice box will trigger a state specific notice and/or form to print with your document package, if the state specific notice and/or form is available in the setup that you are accessing in the software. Please contact our Customer Support Team for assistance if you requested a state specific notice and/or form to print with your document package by checking this box and it did not print. Extra Instructions Fields are available to add Closing Instructions (maximum of 10 lines) or Closing Addendum information for all loans. Additionally, for Texas properties, there is an area to add additional text which will appear on the Renewal and Extension Form for Texas properties. Closing Instructions Additional information of up to 10 lines can be entered in the "Closing Instructions" section. Begin by clicking on the top button (labeled "Closing Instructions") in the extra instructions section. A popup window like the one below will appear: Type the closing instructions (up to 10 lines) in the popup window and click "OK" to save and continue or "Cancel" to cancel your work. If the text is already typed in another Windows program, you can copy it from there and paste it in this window using CTRL + V. The text you type in this window will print out on the Closing Instructions document. Closing Addendum Extra instructions can be input as free-form text in the Closing Addendum section. Begin by clicking on the middle button (labeled "Closing Addendum") in the extra instructions section. A popup window like the one below will appear: Type the closing instructions as free-form text in the popup window and click "OK" to save and continue or "Cancel" to cancel your work. If the text is already typed in another Windows program, you can copy it from there and paste it in this window using CTRL + V. The text you type in this window will print on the Addendum to Closing Instructions in the closing package. Texas Renewal and Extension For Texas properties, extra instructions can be input as free-form text in the Renewal and Extension section. Begin by clicking on the bottom button labeled "Renewal and Extension" in the extra instructions section. A popup window like the one below will appear: Type the extra instructions as free-form text in the popup window and click "OK" to save and continue or "Cancel" to cancel your work. If the text is already typed in another Windows program, you can copy it from there and paste it in this window using CTRL + V. The text you type in this window will print on the Renewal and Extension Form for Texas properties in the closing package.
