Consolidated, Extension, or Modification Agreements

Use this screen to outline the history of the obligations taken upon by the borrowers in reference. This information will appear on Exhibit A of the Consolidation, Extension, and Modification Agreement (CEMA). The four types of events available are: Original Obligation Consolidate Obligations Extended Obligation Modification to the Obligation The Original Obligation event requires information about the original mortgage. This event appears just once and always in the first position. Note Amount Input the amount of the original mortgage. Municipality Type Specify the type of municipality in which the original mortgage was recorded. By default, this field holds the value "County". Municipality Name In this field, input the name of the municipality in which the original mortgage was recorded. Note Date Input the date (in an MM/DD/YYYY format) on which the original mortgage was made. Recording Date Input the date (in an MM/DD/YYYY format) on which the original mortgage was recorded. Other Information Input any additional information you would like to include for this event. This information will appear on Exhibit A exactly as typed on this screen. Lender Name Input the complete name of the lender to whom the original mortgage was made. Borrowers List the names of all borrowers appearing on the original mortgage. Because these typically match the borrowers listed on the Borrower screen, the current borrower name(s) will default to this field. Include additional events in chronological order. To add an event, select its type and the position it takes in the sequence of obligations and then click the "Add Event" link. Input fields for the new event will appear on the CEMA screen. Events may be deleted using the respective "Delete Event" link. At any time, click the "Preview" link to preview how the data input on this screen will appear on Exhibit A. A Consolidate Obligations event represents consolidations of multiple obligations into a single obligation. This event may appear several times in the history. Consolidated Lien Amount Input the amount of the single lien formed from the consolidated mortgages. Municipality Type Specify the type of municipality in which the consolidated mortgage was recorded. By default, this field holds the value of the previous event. Municipality Name In this field, input the name of the municipality in which the consolidated mortgage was recorded. CEMA Date Input the date (in an MM/DD/YYYY format) on which the consolidated mortgage was made. Recording Date Input the date (in an MM/DD/YYYY format) on which the consolidated mortgage was recorded. Unpaid Balance Input the unpaid principal balance of the consolidated mortgage. This field is required for any event occurring since 2001. Other Information Input any additional information you would like to include for this event. This information will appear on Exhibit A exactly as typed on this screen. An Extended Obligation event represents a new mortgage, such as a 2nd mortgage. This event may appear several times in the history. Note Amount Input the amount of the extended mortgage. Municipality Type Specify the type of municipality in which the extended mortgage was recorded. By default, this field holds the value of the previous event. Municipality Name In this field, input the name of the municipality in which the extended mortgage was recorded. Note Date Input the date (in an MM/DD/YYYY format) on which the extended mortgage was made. Recording Date Input the date (in an MM/DD/YYYY format) on which the extended mortgage was recorded. Unpaid Balance Input the unpaid principal balance of the extended mortgage. This field is required for any event occurring since 2001. Other Information Input any additional information you would like to include for this event. This information will appear on Exhibit A exactly as typed on this screen. Lender Name Input the complete name of the lender to whom the extended mortgage was made. Borrowers List the names of all borrowers appearing on the extended mortgage. Because these typically match the borrowers listed on the original mortgage, the value in the Original Obligation's "Borrowers" field will default to this field. An example of a Modification of the Obligation event is an assignment. This event may appear several times in the history. Assignment Company Input the complete name of the company to whom the mortgage was assigned. Assignment Date Input the date (in an MM/DD/YYYY format) on which the assignment was made. Municipality Type Specify the type of municipality in which the assignment was recorded. By default, this field holds the value of the previous event. Municipality Name In this field, input the name of the municipality in which the assignment was recorded. Recording Date Input the date (in an MM/DD/YYYY format) on which the assignment was recorded. Unpaid Balance Input the unpaid principal balance of the assignment. This field is required for any event occurring since 2001. Other Information Input any additional information you would like to include for this event. This information will appear on Exhibit A exactly as typed on this screen.
